Roof Repair in Virginia Beach, VA
Most roof problems start in one spot: a cracked seal around a vent pipe, a few shingles torn off in a storm, a gap in the flashing beside the chimney. Reitzel Exteriors has handled roof repair in Virginia Beach since 2004. We’ll find where the water is actually getting in, show you what we found, and tell you honestly whether a repair will solve it or whether the roof is past that point.
Common Roof Problems We Repair
These are the problems homeowners call us about most, what causes them, and how we look at each one.
Roof Leaks
Water rarely drips straight down from where it gets in. It can run along the underlayment (the protective layer under the shingles) or the decking (the plywood the roof is built on) before it finds a seam to drop through, so a ceiling stain may be several feet from the actual leak. We trace the water path in the attic and on the roof before recommending a fix. For water coming in right now, see our roof leak repair page.
Missing or Damaged Shingles
Wind lifts shingle edges and can tear them off, especially where the adhesive strip has weakened with age. Shingles also crack, curl, and lose their protective granules over time. If the damage is limited and the surrounding shingles are still flexible, damaged ones can usually be replaced individually. On an older roof an exact color match isn’t always possible, and we’ll tell you up front if that’s the case.
Damaged Roof Flashing
Flashing is the metal that seals the joints where your roof meets a chimney, wall, skylight, or valley. It’s one of the most common leak sources. Sealant dries out, nails back out, and flashing that was installed poorly or reused during an earlier job can let water slip behind it. Many flashing problems can be repaired or replaced without touching the rest of the roof.
Pipe Boots and Roof Penetrations
Every plumbing vent and exhaust pipe that passes through your roof is sealed by a boot or collar. Rubber pipe boots crack in the sun over time, leaving a gap that water can follow straight into the attic. A stain directly below a bathroom or kitchen vent is a common sign. Replacing a failed boot is usually a small, contained repair.
Storm-Related Roof Damage
After strong winds, look from the ground for missing shingles, creased or lifted tabs, and bent flashing or vents. Fallen limbs can crack shingles or puncture the decking. Some storm damage is obvious; some only shows up as a leak weeks later. For a full assessment, see our storm damage roof repair in Virginia Beach page.
Aging Roofing Materials
Age alone doesn’t mean replacement. A 15-year-old roof with one failed pipe boot is a good repair candidate. But as asphalt shingles age, they get brittle, shed granules, and stop sealing well, so repairs are harder to blend in and less likely to last. We’ll tell you how much useful life we think your roof has left and whether a repair is a reasonable investment.
Signs Your Roof May Need Repair
01
Water stains on ceilings or walls, especially ones that darken after rain
02
Missing shingles, or shingle pieces in the yard or gutters
03
Shingles that are lifting, curling, or cracked
04
Bent, loose, or rusted flashing around the chimney or walls
05
Damp insulation or wood around vent pipes in the attic
06
Dents, punctures, or debris on the roof after a storm
07
A leak that keeps coming back after an earlier repair
Some of these have more than one possible cause. A stain near an outside wall, for example, could be a roof leak, an overflowing gutter, or a failed window seal. Look from the ground, check the attic with a flashlight if you can do it safely, and take photos. Please don’t climb onto the roof. That’s what the inspection is for.
Roofing That Holds Up to Coastal Weather
Should You Repair or Replace Your Roof?
The roof repair vs. replacement question comes down to the whole roof, not just the spot that’s leaking. We look at the roof’s age, how many areas are affected, the condition of the shingles around the damage, any history of leaks, and whether the decking and underlayment underneath are sound.
When Roof Repair May Be Enough
- The damage is limited to one area, like a few shingles, one flashing detail, or a pipe boot
- The surrounding shingles are still flexible and holding their granules
- The decking underneath is solid
- It's the first leak, not the third
When Roof Replacement May Be Worth Considering
- Leaks are showing up in several places or keep returning
- Shingles are brittle, curling, or bare across large areas
- The decking is soft or rotted in more than one spot
- Repairs have become frequent enough that the cost keeps adding up
There’s no single age when a roof has to go. Two roofs of the same age can be in very different shape depending on how they were installed, how well the attic is ventilated, and how exposed they are. If replacement does make more sense, we’ll show you why and walk you through roof replacement options. The decision is yours.
What Affects the Cost of Roof Repair?
A fair price depends on what’s actually wrong, so we don’t quote repairs sight unseen. These are the things that drive the cost:
Type of damage
Replacing a few shingles is a smaller job than rebuilding chimney flashing.
Location of the problem
A repair on a steep slope, a high ridge, or a tight valley takes more time and safety setup.
Roof access
How easily and safely the crew can reach the area.
Roofing material
Different materials take different parts and methods.
Water intrusion
Whether water has reached the underlayment, decking, or insulation.
Underlying components
Soft decking found once the shingles come off adds to the scope.
Size and complexity
One pipe boot vs. several problem areas.
That’s why fixing a few loose shingles usually costs far less than repairing flashing with rotted decking underneath. After the inspection, you’ll get a clear scope and price before any work begins. Financing is available through Service Finance for larger repairs; see financing options.

Why Homeowners Choose Reitzel Exteriors for Roof Repairs
Local Experience Since 2004
Marc Reitzel started working in roofing and construction in high school and founded the company in Virginia Beach in 2004. Two decades of repairs on local homes means we’ve seen how coastal weather, humidity, and storm season wear on roofs here.
Repair and Replacement Guidance
On a repair call, our job is to fix the problem in front of us. If we think the roof needs more than that, we’ll show you why, and the decision stays with you.
Respect for Your Property
We protect your landscaping and the area below the work, remove debris as we go (in trailers rather than a roll-off dumpster on larger jobs), and sweep for nails before we leave.
Broader Exterior Knowledge
Some “roof leaks” are really gutter overflow, failed flashing behind siding, or a window seal. Because we also work on gutters, siding, trim, and windows, we follow the evidence even when it leads off the roof.

Frequently Asked Questions About Roof Repair
Can a roof leak be repaired without replacing the entire roof?
Yes, in most cases where the leak comes from one source, such as a cracked pipe boot, a flashing joint, or a few damaged shingles, and the rest of the roof is in reasonable shape. Replacement makes more sense when leaks appear in multiple places or the shingles are worn out across the whole roof.
How do I know if my roof needs repair or replacement?
Look at the whole roof, not just the leak. Age, the number of problem areas, the condition of the surrounding shingles, any leak history, and the state of the decking all factor in. An inspection gives you an answer based on your roof, not a rule of thumb.
What causes a roof to leak during heavy rain?
Heavy rain finds weak points that light rain doesn’t: worn flashing, cracked vent boots, lifted shingles, and valleys where water concentrates. Clogged gutters can also back water up under the roof edge. Wind-driven rain pushes water sideways, so some leaks only appear in certain storms.
How much does roof repair cost in Virginia Beach?
It depends on the type of damage, where it is on the roof, how hard it is to reach, and whether water has damaged the decking or insulation. Replacing a few shingles costs less than rebuilding chimney flashing. We give you a scope and price after inspecting the roof, before any work starts.
Can missing shingles be repaired?
Usually. If the surrounding shingles are still flexible, missing or damaged ones can be replaced individually and sealed in. On older roofs, an exact color match isn’t always possible, and brittle surrounding shingles can make a clean repair harder. We’ll tell you before starting if either is a concern.
What happens if roof flashing is damaged?
Water can slip behind it and run into the wall, chimney chase, or attic, often well before you see a stain. Left alone, that moisture can rot the nearby decking and framing. Most flashing problems can be repaired or replaced on their own, without replacing the roof.
How long does a roof repair typically take?
Minor repairs, like replacing a pipe boot or a few shingles, often take a few hours. Larger repairs involving flashing or damaged decking can take a day or more, and weather can affect scheduling. You’ll get a timeline before we start.
What should I do if I notice roof damage after a storm?
Stay off the roof. Photograph what you can see from the ground and any stains inside, move belongings away from leaks, and catch dripping water. Then call to schedule an assessment. Your photos will help with any insurance claim, and we can talk through the repair side of the claim with you.
